Optimising the future of Liverpool’s innovation hub

Following a £2M redevelopment, AI-led analysis identified £33,233 of annual energy efficiencies and 48+ tonnes of avoidable CO₂.

348,516kWh optimisation potential identified
48+tonnes CO₂ identified for annual avoidance
£33,233annual energy efficiencies identified
£20,000+per year saved in BMS call-out fees
Background

CENTRAL TECH is a cornerstone of Liverpool's innovation ecosystem. Following a £2M redevelopment by Sciontec in 2025, the site was positioned as a world-class hub for life sciences and digital technology. CSR Sustain was engaged to ensure the building's performance reflected its high-tech purpose.

What we did
  • Continuous AI monitoring layered over the existing BMS
  • Targeted recalibration of chilled beams and terminal units
  • Site and data insights combined to improve system reliability
  • Shift from reactive call-outs to predictive maintenance
Scope & approach

How the programme ran

BMS harmonisation

Analysis identified misalignments in Building Management System logic, with HVAC components operating sub-optimally.

Continuous AI monitoring

AI-based observation highlighted anomalies and minor faults that manual inspection would have overlooked.

Precision calibration

Performance data identified chilled beams and terminal units operating outside optimal parameters, leading to targeted recalibration.

Challenges

What made this difficult

01

Energy overlap

Plant running outside occupancy schedules, with control settings drifting through seasonal change and manual overrides.

02

Environmental consistency

Plant running outside occupancy schedules, with control settings drifting through seasonal change and manual overrides.

03

Carbon emissions

Plant running outside occupancy schedules, with control settings drifting through seasonal change and manual overrides.

04

Reactive maintenance

Plant running outside occupancy schedules, with control settings drifting through seasonal change and manual overrides.

Results

The outcome

R348,516 kWh of optimisation potential and 48+ tonnes of annual CO₂ avoidance identified, alongside £33,233 in annual energy efficiencies from optimising boilers and chillers — plus over £20,000 per year eliminated in BMS engineer call-out fees. The findings established a performance blueprint for Sciontec's wider estate, including Liverpool Science Park.
